Cody is the best plumber around, highly recommend. Very trustworthy!!
A system can look fine from the lawn and be a year from failure underground. The inspection exists so the buyer, the seller, and the lender all know which one they’re dealing with.
“Our closing is in two weeks and the septic needs inspecting.”
That’s enough time — we’ve worked with tighter. We coordinate access with the sellers, pull whatever county records exist, inspect tank and field, and get the written report into your attorney’s hands fast. With photos, so nobody argues about adjectives.

Before we start
“The county requires an evaluation before we can sell.”
Several Chicagoland counties require a septic evaluation at property transfer. We know the local forms and what each health department wants to see, and we handle the paperwork that satisfies them — one less thing between you and the closing table.
“We just bought a place with a septic and know nothing about it.”
You’re not alone — most new septic owners inherit a mystery. We locate the tank and field, check levels and baffles, read the sludge for when it was last pumped, and leave you with a map and a schedule. That’s the whole learning curve, handled in one visit.
How it works
Lids come off, levels get measured, the field gets probed — and the report says what we saw, either way.
Give us the address, the timeline, and the county. We'll tell you what the inspection covers, what it costs flat, and whether records already exist for the system.
Lids off, levels measured, baffles examined, field probed. A septic inspection you can do from the driveway isn't one — ours gets its hands dirty.
What's sound, what's marginal, what's failed — in plain language, with pictures of each. Attorneys, lenders, and health departments all get what they need from it.
The report prices what it finds, from a baffle to a field — so you can negotiate the fix or plan for it instead of just worrying about it.
Tell us the county, the age of the house, and what you know. We’ll tell you what the inspection involves and whether records exist.
Our Standard
Whether it’s a rushed closing or a tank you’ve owned for a decade and never opened, you get the same straight answer and the same upfront price.
We inspect the system, not the lawn
Tank opened, levels measured, baffles checked, field probed — the parts that fail are the parts we look at.
Photos included with every report
Pass, fail, or fixable — we say which
Not every flag kills a deal. We separate must-fix from monitor from cosmetic, so nobody spends field-replacement money on a baffle problem.
We’ll tell you what’s negotiable
The number doesn’t move
Flat-rate inspections, quoted before we schedule — no surprises on invoice day.
Financing available
We find lids without wrecking grass
Records, locators, and probes first — not exploratory digging. Sod gets cut clean and set back where it came from.
Lawn left the way we found it
The report your closing needs
Written findings, photos, tank and field locations, and county paperwork where required — what attorneys and lenders ask for.
Sent the same day

Straight answers
Depends on whether the tank needs pumping, what the county requires, and how findable the system is — which is why we quote it flat when you call. The honest ranges:
Standard inspection & written report
$XXX – $XXX
Inspection with tank pumping
$XXX – $XXX
County transfer evaluation & filing
$XXX – $XXX
Locate & map only
$XXX – $XXX
The tank: levels, watertightness, and both baffles — the outlet baffle is the cheap part whose failure quietly ruins expensive fields. The field: probing for saturation, checking for surfacing effluent or suspicious green stripes. Plus the connections between everything, and whatever county records say the system should look like versus what’s in the ground.
For a transfer-grade inspection, usually yes — you can’t see tank condition, cracks, or baffle state through three feet of sludge, and most county evaluation forms expect it. If the tank was pumped recently and documented, we can often work with that. We’ll tell you which applies when you call, so you’re not paying for a pump-out twice.
Negotiable like everything else in a sale. Commonly the buyer orders and pays for it as due diligence — it’s protecting their next decade. Where a county requires an evaluation to transfer, that duty usually lands on the seller. Your attorney will have a preference; we’ll work for whichever side hires us and report the same facts either way.
The deal doesn’t die — it renegotiates. A failed component becomes a number: a baffle is small, a tank is midsize, a field is the big one. Buyers use the report to ask for a credit or a repair before closing; sellers use it to scope the fix themselves rather than accept a padded estimate. Our report prices what it flags, so both sides argue from the same page.
On site, usually a couple of hours — longer if the tank is hiding or needs pumping first. You get a verbal summary before we leave the property and the written report with photos the same day. For closings on a clock, tell us the date and we’ll schedule to beat it.
Every three to five years, ideally alongside pumping — the inspection is nearly free at that point since the tank is already open. Sooner if you notice slow drains, odors, or wet spots over the field. It’s the cheapest habit in septic ownership: every expensive failure we see started as a cheap one nobody looked at.
Call with the address and the date. We’ll tell you whether we can make it work — usually we can.
