Cody is the best plumber around, highly recommend. Very trustworthy!!
Water heaters fail two ways: parts, which are fixable — and the tank itself, which isn’t. Everything we check comes down to which one you have.
“The water went cold overnight.”
Could be a thermocouple, an element, a tripped limit switch — small repairs on a healthy tank. Could be the burner drowned by a leak. We diagnose before anyone talks replacement, and if it’s an inexpensive part, that’s the quote you’ll get.

Before we start
“There’s water pooling under the tank.”
It matters where it’s from. Fittings, valves, and the relief line can drip and be fixed. Water from the tank body means the inner liner has rusted through — no repair exists, and it fails bigger from here. That one is a replacement conversation, and sooner beats mid-flood.
“It works, but it’s 12 years old and I’m nervous.”
Reasonable nerves. Most tanks live 8 to 12 years; yours is playing overtime. Rumbling, rusty morning water, or damp at the base means the clock is loud. We’ll check it and tell you whether to plan for this year or just keep an eye on it — no scare tactics either way.
How it works
That one distinction, made correctly, is most of what you’re hiring us for.
Describe the symptom. If it's a pilot light or a tripped breaker, we'll walk you through it free — plenty of cold showers end during the phone call.
Burner, elements, thermostat, valves — fixable. Corroded-through tank — not. The diagnosis is the fork in the road, so it comes first.
The repair number, the replacement number, and what each buys you in years. Thinking tankless? We'll price that path too. The number you pick doesn't move.
Most replacements install the same day: set to code with pan and expansion tank where required, tested hot at the faucets, old unit hauled away.
Tell us the age and the symptom. We’ll give you the repair-or-replace odds on the phone — free.
Our Standard
Whether it’s a cold shower before work or a tank you’ve watched rust for a year, you get the same straight answer and the same upfront price.
Part or tank — we answer that first
The whole diagnosis serves one question, because the answer decides whether you spend a little now or plan a replacement.
Straight diagnosis, no upsell
A fixable heater gets fixed
If an inexpensive part solves it, that’s the recommendation — even when a replacement would be the bigger ticket. We’d rather earn the eventual swap.
We’ll tell you when it can wait
The number doesn’t move
Quoted in writing before we start — unit, code items, permit, and haul-away in one number.
Financing available
Swapped without the swamp
Old tank drained before it moves, floors protected along the path, new unit set level in a pan — no trail, no drama.
Old unit haul-away included
Warranty registered, permit filed
Model, serial, install date, permit where required, and the warranty registered with the manufacturer — the file that makes future claims painless.
Sent the same day

Eight to twelve years for a typical tank, and the spread isn’t luck — it’s water quality and maintenance. Hard Chicagoland water eats anode rods, and once the anode is gone the tank rusts on the clock. An anode check around year five is the cheapest life-extension in plumbing. Past year ten, budget for the swap on your schedule rather than the tank’s; it always picks a worse morning than you would.
Two questions settle most cases. Where is the failure — a part bolted to the tank (fixable) or the tank wall itself (not)? And what’s the age — a $250 repair on a 4-year-old tank is obvious, the same repair at year eleven is buying months at retail prices. We give you both numbers with the years each is likely to buy, and the arithmetic usually makes the decision without a sales pitch.
Rust-colored hot water (cold runs clear) means corrosion inside the tank or its fittings — early on it’s a spent anode rod, further along it’s the tank itself going. A rotten-egg smell is different: bacteria reacting with the anode, common on well water and fixable with a flush and an anode swap. Rusty and 10+ years old usually reads “start planning”; smelly is usually just maintenance. We’ll tell you which story your water is telling.
That’s sediment — dissolved minerals that settled and hardened into a layer on the tank bottom, and now water trapped beneath it is boiling through with pops and rumbles. It forces the burner to overwork and cooks tank life away. Caught early, a flush clears it; a tank that’s rumbled for years may have a plated-on layer flushing won’t move. Around here, an annual or biannual flush is worth the half hour it takes.
Count bathrooms and morning routines, not just people. A 40-gallon tank suits two to three people with staggered showers; back-to-back showers plus laundry says 50; a soaking tub or teenagers push further. Recovery rate matters as much as gallons — gas reheats roughly twice as fast as standard electric. And if your last tank always ran short, say so: that’s data, and sizing up costs less than resenting a tank for a decade.
Do the paper towel test: dry the suspect area, lay a towel under the tank, and check back over a few hours. Condensation shows up when a cold-filled tank sweats in humid air — common on summer mornings, harmless, and it comes and goes. A leak returns steadily to the same spot regardless of weather. Water tracking from a fitting or valve is a repair; water seeping at the base seam is the tank talking retirement.
Tell us the age, the brand, and the symptom. We’ll give you the repair-or-replace odds — before anyone gets in a truck.
