Running tanks, weak flushes & wobbly bowls

A toilet tells you what's wrong.
Most people never got the translation.

Phantom refills at 2 a.m., a bowl that rocks, water at the base, a flush that needs two tries — each symptom maps to a part, and most of the parts are cheap.

Same-visit fixes

“It runs every twenty minutes, all night.”

That’s water leaking past the flapper and the fill valve quietly topping the tank back up — hundreds of gallons a day, straight onto your bill. It’s also the cheapest fix in plumbing. We swap the guts, test the fill, and the house goes quiet again.

Before we start

“There’s water around the base and I’m afraid of what it means.”

Usually the wax seal, not the toilet — it dries out or shifts, and every flush weeps a little at the floor. We pull the bowl, reset it fresh, and check the flange while it’s up. Caught early it’s routine; ignored, it becomes a subfloor project.

“It clogs constantly. The plunger has a permanent spot.”

Chronic clogging is either the toilet or the line, and the split matters: an older bowl with a weak trapway is a toilet problem a new unit ends. A branch line issue will clog the new toilet too. We tell you which yours is before you spend anything.

How it works

We fix the part that failed —
not everything near it.

Toilets are simple machines. The bill should reflect that.

  1. An expert picks up.

Describe the symptom — running, rocking, weak flush, water at the base. Some fixes we'll talk you through free; for the rest, you'll know the likely price before we roll.

  2. We diagnose at the bowl.

Ten minutes with the tank lid off and a look at the base tells the story. You get the plain answer and what each path costs.

  3. Repair or replace, side by side.

New guts in your toilet, or a new toilet — flush performance explained in plain English, not brochure-speak. You pick; the number holds.

  4. Set, sealed, and tested.

Fresh wax, bolted square, no rock, clean flush on repeat — and the old toilet hauled away if we swapped it.

Not sure it’s worth a call?

Jiggle the handle and tell us what happens. Half of toilet diagnosis fits in one phone call.

Straight answers

The questions
you might be asking

What does toilet repair or installation cost?

Depends on whether it’s a part, a seal, or the whole fixture — which is why the diagnosis is fast and free with the work. The honest ranges:

Internal parts (flapper, fill valve, handle)

$XXX – $XXX

Wax seal pull & reset

$XXX – $XXX

Standard toilet, installed

$XXX – $XXX

Comfort-height or premium toilet, installed

$XXX – $XXX

The flapper — the rubber seal at the bottom of the tank — has stopped sealing, so water leaks into the bowl until the fill valve wakes up to top the tank off. That cycle repeats around the clock and can waste a few hundred gallons a day without a drop on the floor. Food-coloring in the tank confirms it: color in the bowl without flushing means the flapper’s done. It’s a cheap part and a quick swap.

It’s urgent-adjacent: stop using that toilet heavily and get it looked at soon, but you don’t need anyone at midnight. The usual cause is a failed wax seal, and the real damage is what you can’t see — water reaching the subfloor at every flush. If the water is clean and constant rather than flush-related, check the supply line and tank bolts too. Either way, soon beats someday on this one.

A weak flush is a delivery problem: a flapper closing too early, low tank water level, clogged rim jets under the bowl’s edge, or a partial blockage in the trapway. All are fixable on a sound toilet. If yours is an early-1990s low-flow model, though, weak flushing is the design — the first generation of those was rough, and modern bowls flush better with the same water. We’ll tell you which case you own.

A rocking toilet is quietly grinding its wax seal open — and often it’s rocking because the seal or flange below already has a problem. The fix ranges from shimming and re-bolting to a fresh seal to a flange repair, and catching it at the shim stage is the cheap version. Don’t caulk it down to hide the wobble; that traps the evidence and rots the floor in private.

Ignore the marketing and check four things: a good flush rating (look for MaP test scores, not adjectives), a fully glazed trapway, the right rough-in distance for your bathroom (usually 12 inches), and a height your knees will thank you for — “comfort height” is a few inches taller and most people never go back. We stock and install proven models, and we’ll say plainly which ones we’d skip.

Add up what it’s asking for. One worn flapper: fix it, obviously. But a pre-1994 toilet needing a seal, guts, and a handle is spending real money to keep a bowl that flushes worse than anything modern — and wastes water every pull. When repair costs approach half a new install, replacement wins. We quote both side by side, and the arithmetic usually makes the call for you.

Still not sure what it needs?

Describe the symptom, or send a photo of the tank guts. We’ll tell you the likely fix — before anyone gets in a truck.
