Cody is the best plumber around, highly recommend. Very trustworthy!!
Undersized gas lines, skipped descaling, wrong venting — most tankless disappointment is installation and maintenance, not the technology. The unit is only as good as the system around it.
“We run out of hot water every single morning.”
That’s the tank problem tankless solves — no stored gallons to exhaust, just heat on demand for as long as the shower runs. The catch is flow: enough gas and the right size unit to carry two showers at once in January. That’s arithmetic we do before quoting, not after installing.

Before we start
“Mine flashes an error code and goes cold mid-shower.”
Error codes are the unit telling on its system — scale buildup, a starved gas supply, a blocked intake, a tired sensor. We read the code, fix the cause instead of resetting the symptom, and tell you if a descale would have prevented it. Usually it would.
“Is tankless actually worth it over a new tank?”
Sometimes. Endless hot water, a closet back, lower standby loss, and a longer service life — against a higher install cost, especially if your gas line or venting needs upgrading. We price your house both ways and tell you which we’d buy. Some houses are tank houses; we’ll say so.
How it works
Chicago groundwater comes in cold. The math that matters is winter flow — and we show it to you before you buy anything.
Tell us what's driving this — cold showers, a dying tank, an error code. We'll tell you what the path looks like and what it usually involves.
Fixture count, winter inlet temperature, and your gas line's real capacity. Tankless fails on shortcuts, so the math happens before any unit gets named.
The tankless plan — unit, gas work, venting, permit — next to a straight tank replacement, each with its price. You pick with the numbers in front of you.
Proper venting, condensate handled, service valves for future descaling, warranty registered — and a walkthrough of the settings before we pack up.
Tell us your fixture count and what your mornings look like. We’ll tell you what the math says.
Our Standard
Whether it’s a cold shower this morning or an upgrade you’ve weighed for a year, you get the same straight answer and the same upfront price.
The house gets sized, not guessed
Fixtures, winter inlet temps, and gas supply measured before any unit is named. The number one cause of tankless regret is skipping this step.
Sizing assessment free
Some houses should keep a tank
Low demand, tight gas capacity, or a budget the math doesn’t support — when tankless isn’t the right buy, we say so and quote the tank.
Both options priced side by side
The number doesn’t move
Quoted in writing before we start — unit, gas work, venting, and permit in one number.
Financing available
A wall you’ll want to show off
Neat penetrations, sealed venting, labeled service valves, and the old tank hauled away — mechanical corners don’t have to look like afterthoughts.
Old unit haul-away included
Warranty registered, service on record
Model, serial, install specs, and the descale schedule in writing — registered with the manufacturer so the long warranty means something.

Straight answers
Depends on the unit, the gas work, and the venting your house needs — which is why the sizing comes first. The honest ranges:
Diagnosis & error code service
$XXX – $XXX
Annual descale & tune-up
$XXX – $XXX
Tankless replacement, like for like
$XXX – $XXX
New tankless conversion, gas & venting included
$XXX – $XXX
A properly sized one, yes — and that qualifier is the whole game. Winter inlet water in Chicagoland arrives around 40 degrees, so a unit that handles two showers in July can fall behind in January if it was sized off the brochure’s warm-climate numbers. We size against winter temperature rise at your real fixture flow. Do that, and two showers plus a dishwasher is an ordinary Tuesday.
The famous “cold water sandwich” — a slug of cooled water sitting in the pipes between bursts of use reaches you before the freshly heated flow does. It’s a quirk of on-demand heating, not a defect. If it bothers you, a small recirculation setup or buffer solves it, and some newer units manage it internally. If the cold lasts more than a moment, though, that’s a different problem — worth a diagnosis.
Chicagoland water runs hard, and scale is the number one tankless killer here — it coats the heat exchanger until efficiency drops, then the error codes start. Annual descaling is the right rhythm for most homes in DuPage and Kane County; softened water can stretch that. It’s a modest service visit, the unit gets service valves at install to make it quick, and it’s the difference between a 10-year unit and a 20-year one.
Each brand has its own code list, but the codes cluster into families: ignition and flame failures usually point at gas supply, exhaust and intake blockages at venting, temperature faults at scale on the heat exchanger, and flow errors at sensors or debris. Read us the code and the brand over the phone — we’ll tell you what family it’s in and whether it can wait for a scheduled visit.
Twenty years is a fair expectation for a maintained unit — roughly double a tank — and the parts-repairable design is why: a failed sensor or valve on a tankless is a fix, where a corroded tank is a funeral. The maintenance clause matters, though. A never-descaled unit in hard water can eat its heat exchanger by year eight. The schedule we leave you is what protects the long half of that lifespan.
Quite possibly — and it’s the most commonly skipped line item in a bad quote. A tankless unit draws several times the gas of the tank it replaces while it’s running, and many homes’ existing lines were sized without that in mind. Sometimes the run from the meter is adequate; sometimes it needs upsizing for a stretch. We measure instead of assuming, and the quote includes whichever answer your house gives.
Tell us the household size and your gas setup. We’ll run the numbers both ways — before anyone gets in a truck.
