Cody is the best plumber around, highly recommend. Very trustworthy!!
Basement water always has a path. It follows the same crack, the same seam, the same low corner every storm — and it doesn’t seal itself.
“A waterproofing company quoted me a full perimeter system.”
Sometimes that’s the right fix. Often it isn’t. We walk the basement, find where the water is actually coming in, and tell you whether one crack, one corner, or the whole footprint is the problem — before anyone talks price.

Before we start
“Every hard rain, the same corner gets wet.”
Water that returns to the same spot is telling you where the path is. It might be a settled grade outside, a downspout dumping against the foundation, or a crack below it. We find the path and quote the fix for that — not for everything.
“I want to finish the basement, but I don’t trust it dry.”
Don’t put drywall over a question mark. We read what the walls are telling you — stains, white mineral lines, hairline cracks — and tell you what to fix before the framing goes up, and what was never a problem at all.
How it works
You can’t fix water you haven’t traced. So we find the path, show it to you, and let you decide from there.
Describe what you're seeing and when — after storms, spring thaw, or all the time. We'll tell you whether it sounds like drainage, a crack, or a sump problem, and what that fix usually involves.
Walls, floor joints, window wells, grading, gutters, and the sump pit. Water always has a path — we don't quote until we've found yours.
Seal the crack, add or upgrade drainage, fix the outside path — each with a price and what it protects you from. If the cheap fix outside solves it, that's on the list too. The number doesn't move once you've signed it.
A dry basement is provable. We run water at the fix, watch the path, and you keep the paperwork and the warranty.
Call and describe it. We’d rather talk you out of a full system than sell you one you didn’t need.
Our Standard
Whether it’s an inch of water at midnight or a damp corner you’ve been watching for years, you get the same straight answer and the same upfront price.
We trace the water before we price it
Inside and out — cracks, joints, grading, gutters, sump. You walk it with us, and we show you the path the water takes.
Inspection free with service
Sometimes the fix is outside, not inside
A surprising amount of basement water is a gutter, downspout, or grading problem. When that’s what yours is, we say so — we’d rather lose the job than sell you a system you didn’t need.
We’ll tell you when it can wait
The number doesn’t move
Quoted in writing before we start, and it holds once the work is under way.
Financing available
We fix the path, not the paint
Cosmetic sealers hide water; drainage and injection stop it. We put the fix where the water travels, and we leave the space clean.
Dust control and cleanup included
You keep the warranty in writing
Written scope, warranty terms, and photos of the work — what buyers and home inspectors ask for.

Depends on where the water is coming in and how it has to be stopped — which is why we inspect before quoting. The honest ranges:
Inspection & moisture check (free with service)
$XXX – $XXX
Foundation crack injection, per crack
$XXX – $XXX
Interior drain tile & sump, per foot
$XXX – $XXX
Exterior grading & drainage fixes

Most Chicagoland basements leak in one of a few places: a floor-to-wall joint, a foundation crack, a window well, or around the sump. And a lot of it starts outside — clogged gutters, short downspouts, or grading that slopes toward the house instead of away. That’s why we look outside before we quote anything inside.
Only if water is coming in along multiple walls or up through the slab. A single crack that weeps in heavy rain is an injection, not a system. A full system is the right call when the water pushes in from more than one place — and if that’s what we see, we’ll show you why on the walkthrough.
You can, and for hairline dampness a masonry sealer sometimes buys time. But paint-on products treat the surface, not the path — water behind the wall just finds the next weak point. If the crack moves or the leak keeps returning, injection from the inside or excavation at that one spot is the fix that lasts.
Only where the water path requires it. Crack injection is done from inside with no digging. Interior drain tile means opening a strip of the slab along the wall. Exterior work means excavating at that section of foundation. We tell you which one your problem needs — and we don’t recommend the big one when the small one solves it.
Fix the water first, then insulate and frame — it’s a miserable order to reverse. Before drywall: handle any active cracks, confirm the sump and discharge line can keep up, and give it a hard rain or two. We’ll put what needs doing (and what’s fine as-is) in writing, so your finishing contractor can plan around it.
Usually not for seepage — most policies exclude groundwater coming through the foundation. Sump pump failure and sewer backup are often coverable with a separate rider that costs little per year. We’re plumbers, not adjusters, so check with your carrier. What we can give you is photos and a written report of the cause, which is what they’ll ask for.
Send photos or just describe where the water shows up. We’ll tell you what it probably is and what the fix usually involves — before anyone gets in a truck.
